SELLING ยท MARKETING

A launch, not a listing.

The first two weeks decide everything. Here is exactly how I'd sell your house - every step, in order.

THE PLAN

Five moves, in order

No. 01
Prep that pays
A ranked punch list and a stager - only the work that returns more than it costs.
No. 02
Magazine-grade media
Professional photography, video, floor plans, and drone where it earns its keep.
No. 03
A launch, not a listing
Coming-soon buzz, agent network previews, and targeted ads before day one on MLS.
No. 04
Negotiation
Offer deadlines, escalation handling, and terms that protect you after contract.
No. 05
Contract to close
Repair negotiations, appraisal defense, and deadlines managed to the day.
THE LAUNCH, WEEK BY WEEK

What the first month looks like

01
TWO WEEKS OUT
Prep and staging wrap up; photography, video, and floor plans shot once the house shows its best.
02
ONE WEEK OUT
Coming-soon goes live. Agent network previews and targeted ads start building the showing list before day one.
03
DAY ONE
Full launch on MLS and everywhere buyers search, with a showing calendar designed to concentrate attention.
04
WEEKEND ONE
Back-to-back showings and the open house. This is the weekend that decides which strategy conversation we have next.
05
WEEK TWO
Offer review. Deadlines, escalations, and terms negotiated from strength - or a clear-eyed adjustment if the market answered differently.
GOOD QUESTIONS

What sellers ask me

Q.
Do professional photos really matter?

Buyers decide on their phone in three seconds. Listing photos are the single highest-leverage dollar in the whole plan - which is why they're included, not optional.

Q.
Do open houses actually sell homes?

Occasionally directly, always indirectly: they concentrate urgency into weekend one. What sells the house is the crowd the launch creates.

Q.
How far ahead should we talk?

Two to four weeks before you want to be live is comfortable. Six weeks is luxurious. I've also launched in five days when life demanded it.

Q.
What does all this cost me?

The media, staging consult, and marketing are part of my listing service - no upcharges. You pay for any prep work you choose to do.

Emily and her people did an absolutely amazing job at marketing and showing our home. Emily listed our house on a Thursday officially; the first 3 showings were the following day, and then 3 more on that Saturday. There was a cash offer made from one of the 3 viewings on that Saturday, that we accepted. A full asking price cash offer. Emily also managed to have a beautiful home in the listings she was showing that we ended up purchasing. We closed on the house we bought on December 10th at approximately 11:00 AM and the house we were selling, closed an hour previously. Emily did an absolutely amazing job on both ends of her task and we will never have an issue in very strongly recommending her to anyone who asks my wife, Brande or I, as to who the best realtor in our area is, Emily Murphy.
