Builder paper, builder lawyers. Before you sign we negotiate price, incentives, closing costs, and the change-order rules that bite later.

SELECTIONS
The design center is where budgets die. I'll tell you which upgrades return at resale and which to do cheaper after closing.

PRE-DRYWALL
The walk that matters most - wiring, plumbing, and framing inspected (yes, you hire your own inspector) while everything is still visible.

BLUE TAPE
The final walkthrough, where every scuff and misaligned door gets a piece of tape and a deadline before closing.

CLOSING & WARRANTY
Keys, punch-list follow-through, and the 11-month warranty walk most owners forget - I'll remind you before it expires.

New-build questions, answered

Do I really need an inspection on a new home?

Emphatically yes - twice (pre-drywall and pre-closing). New means nobody has lived there to find the problems; municipal code inspections are not quality control.

Can you actually negotiate with a builder?

Rarely on base price late in a phase, often on incentives, closing costs, design-center credits, and lot premiums. Early phases and standing inventory are where deals live.

Spec home or build from dirt?

Spec homes close fast and price firm; to-be-built gets you choices and phase-one pricing but adds 8–14 months of rate and life risk. Your timeline picks.

Should I use the builder's lender?

Their incentives can be real money - and their rate sometimes isn't. We make them compete with an outside quote and take whichever wins on the whole deal.
