THE HONEST TAKE

The most house for the money, with a catch

Clayton has had an explosion of growth, and it earned it: a few of the nicest master-planned communities in the region - Flowers Plantation and Portofino among them - every price range, and a genuinely strong community feel. You can get a lot for the money here, and the downtown main street is coming into its own.

The catch is the county line. Clayton is Johnston County, not Wake - different schools, different (lower) taxes, and a commute that rides I-40 and US-70. For plenty of buyers that trade is the whole point; for daily RTP commuters it's the dealbreaker to test before you fall in love.

SCHOOLS
Johnston County schools, not Wake - a smaller, fast-growing system with new buildings tracking the rooftops. Assignments are address-specific; we verify before you offer.
LOCAL LIFE
Downtown Clayton's main street, The Clayton Center, the Sam's Branch and Neuse River greenways, and a festival calendar that punches above the town's size.
GOOD TO KNOW
Johnston County property taxes run meaningfully lower than Wake - it changes the monthly math. Test the I-40/US-70 drive at actual rush hour before committing.

Is it for you?

YOU'LL LOVE IT IF
You want master-planned amenities - pools, trails, village retail - without Wake County pricing.
You're buying the most new-construction house your budget allows.
A strong small-town community feel matters more than a fast commute.
THINK TWICE IF
- You commute to RTP daily - the drive crosses the whole metro.
- Wake County school assignments are a hard requirement.
