What's the short-term-rental situation?

Town by town and changing - Raleigh permits with limits, some towns are friendlier, some HOAs kill it outright. We verify the specific address before you underwrite STR income.

How much down does an investment loan take?

Typically 20–25% for conventional; house-hacking a duplex with an owner-occupied loan gets you in for far less. DSCR loans trade rate for flexibility.

Will you manage the property?

No - and you want that separation. I'll connect you with managers my clients actually keep, and stay your acquisition side.

What about 1031 exchanges?

The 45/180-day clocks are unforgiving, so the next property hunt starts before you list the current one. I coordinate with your qualified intermediary from day one.
