Emphatically yes - twice (pre-drywall and pre-closing). New means nobody has lived there to find the problems; municipal code inspections are not quality control.
Rarely on base price late in a phase, often on incentives, closing costs, design-center credits, and lot premiums. Early phases and standing inventory are where deals live.
Spec homes close fast and price firm; to-be-built gets you choices and phase-one pricing but adds 8–14 months of rate and life risk. Your timeline picks.
